Like-for-like or upgraded plans. We handle the insurance conversations about betterments and code upgrades. You pick the direction.
Permits
Most San Diego jurisdictions offer expedited fire rebuild plan check programs. We know which ones apply, how to qualify, and how to compress the timeline.
Build
In-house construction if you want it. Same team that designed it. Or a clean permit set for your chosen GC.

01 How fast can we start rebuilding?
Design can begin within days of the fire — we don't need to wait for insurance settlement. Permits typically follow 2–4 months later. Full rebuild construction usually starts 3–6 months after loss.
02 Will my insurance cover architectural and design costs?
Yes. Most homeowners policies cover reasonable design + engineering fees under Dwelling coverage. We prepare insurance-ready fee proposals that adjusters typically approve without issue.
03 Can I upgrade the plan or add square footage?
You can. Insurance typically covers like-for-like restoration; anything beyond that (larger footprint, higher finish, additional stories) comes from your budget. We help you decide which upgrades pencil and which to skip.
04 What is Chapter 7A wildfire-hardening?
California code requires enhanced materials and assemblies for homes in Wildland-Urban Interface (WUI) zones — Class A roofing, fire-rated eaves, ember-resistant vents, non-combustible siding within setbacks. Most SD County fire rebuilds now require it. It adds cost but meaningfully reduces future fire risk.
05 Do you handle debris removal?
We coordinate with the county-approved debris removal programs (Phase 1 and Phase 2). Most homeowners opt into the state program, which is typically no-cost. We help you navigate the paperwork.
