Our client for this project was a real estate investor aiming to add two ADUs next to their property. With couples as their target renters, they specifically wanted two separate one-bedroom units that catered to privacy and comfort.

However, space was limited, which posed a challenge.

A Space Dilemma

While the client had a sizable yard with enough room for two ADUs, they wanted to retain as much outdoor space as possible for future tenants to enjoy. Concerned there might not be enough room for two units, they decided to reach out to experts for a creative solution.

During our initial consultation, they explained the space constraints, so we knew it would require some ingenuity. We visited the property to conduct a feasibility study and initially determined that the yard could accommodate two ADUs.

A New Plan

However, our client was reluctant to give up so much of the yard. Determined to find another solution, we reassessed the property and found another option. Though the yard was tight, the driveway running along the side of the house was large enough for at least one ADU.

After measuring and careful consideration, we realized we could give the client what they wanted without sacrificing too much space. Since the driveway was too narrow for two units side-by-side, we proposed a vertical design: stacking the ADUs on top of each other.

By going vertical, we were able to create a two-story building with a full apartment on each floor. Each unit featured a bedroom, bathroom, and private entrance on opposite sides of the building to ensure tenant privacy—perfect for two couples.

Best of all, the entire yard remained intact, just as the client had hoped.
