Our client recently bought a fixer-upper on a large lot, which was a significant benefit. However, the client had another motive behind the purchase.

Through their research before buying, they learned that the lot was originally two separate parcels that had been legally combined years ago.

The investor’s plan was to demolish the existing structure and then request the city to revert the lot back into two, effectively doubling the number of units that could be built.

It was a fantastic idea, but they needed help understanding the process of splitting the lot back into two.

During our initial 15-minute consultation, the investor shared their goals of separating the lot and building multiple units. We quickly assured them this was within our capability.

Shortly after, we visited the site for a feasibility study. We were thrilled to find that the property was expansive, offering great potential.

But first, we had to officially split the lot.

Following some paperwork, we successfully performed the reversion, transforming the single lot back into its original two-lot configuration. With the property now divided, the investor was set to build twice the number of units.

The Final Outcome

Once the existing structure was removed, we had a blank canvas to begin construction.

Because the property now consisted of two lots, we were able to build four two-story units. Each unit contained two living spaces and a total of six ADUs, contributing six new housing opportunities to the San Diego community.

With families as the target market, each ADU was thoughtfully designed to meet their needs. The units featured private entrances, multiple bedrooms, master bathrooms, and spacious open-concept living areas and kitchens.
