Our client had recently purchased a fixer-upper on a large lot, which was a big selling point. But there was another reason for this purchase. After researching, they discovered that the property was originally two separate lots, legally combined years ago.
The investor’s plan was to demolish the existing structure and then request that the city split the lot back into two. This would allow for the construction of twice as many units.
A great plan, but they weren’t sure what steps were needed to divide the lot.

Following our initial consultation, we visited the property to conduct a feasibility study and evaluate how best to address the sloped lot.

Our Solution
We tackled the steep grade by excavating and leveling the lot, transforming it into an ideal site for building. Once the ground was leveled, we solved the parking dilemma by designing a multi-tiered structure with parking garages on the first floor.
Impressed by our work, the investor decided to expand the project by adding investment properties alongside the main unit. The final design featured a three-tiered building, with parking on the first floor and living spaces on the second and third. The largest unit, facing the street, sits above a four-car garage. Its second and third floors are split into a two-story ADU for the client and two income-generating ADUs.
Behind the main building, we constructed two additional structures, each with parking on the first floor and ADUs on the second and third, totaling four more ADUs.
In the end, our client now enjoys a stunning new home and six additional rental units. Each ADU has private parking and a separate entrance for privacy. The units are modern, sleek, and powered by clean electric energy to reduce the carbon footprint.
The result: a perfect home for our client and six fortunate tenants.
